Jim has over 30 years of experience in community development, affordable housing, and impact investing. His work spans all areas of lending (including community development, single family, multifamily and commercial), LIHTC syndication, loan securitization, secondary market transactions and bond finance. He has an extensive track record that includes work in the private, public, and nonprofit sectors at Cinnaire, Delaware Community Investment Corporation, Fannie Mae, and Delaware State Housing Authority.
Jim is responsible for implementing NeighborWorks Capital’s current strategic plan. He oversees capital raising, risk management, communications, and relationship management for the organization.
Jim has held board positions at the National Association of State and Local Equity Funds, Delaware Housing Coalition, Housing Alliance Delaware, Urban Bike Project, and Community Service Building Corporation. He holds a Bachelor of Science in Business Administration from the University of Delaware with graduate studies in Public Administration and Business Administration.

Steve has more than 20 years of experience in affordable housing finance and nonprofit management. He joined NeighborWorks Capital as Senior Loan Officer in 2016 and was promoted to Chief Lending Officer in 2017. Previously, Steve was principal of Stage 11 Consulting, engaged as Chief Operating Officer to transition a national nonprofit from start-up to sustainable operations. Previously, during his 13-year tenure at Century Housing, Steve tripled loan originations as Director of Structured Finance, SVP of Lending, and SVP of Strategy. Prior to that he worked at City National Bank in Los Angeles as a Credit Analyst. Steve earned a BA and MPA from New York University, and is a proud veteran of the US Navy.

Beth has over 30 years of experience in affordable housing asset management, as well as organizational management focused on operational performance and leadership development. She joined NeighborWorks Capital in May 2019, as Chief Portfolio Officer. In that role, Beth leads a team of five, who work closely with borrowers from the NeighborWorks Network and oversee the $100MM loan portfolio providing resources for community development across the country. In January 2024, Beth became Chief Risk Officer, responsible for credit, portfolio management, and technology operations.
Before coming to NeighborWorks Capital, Beth was a consultant to high impact organizations, building asset management capacity and supporting strategic change. Prior to that, she was President and CEO of Enterprise Community Asset Management, with a national portfolio of 1,400+ affordable multifamily properties financed with Low Income Housing Tax Credits. Early in her career, Beth worked for a community-based organization in the Northwest Bronx neighborhood of New York City as well as the City of New York's housing department underwriting multifamily rehab loans.
Beth has a Bachelor of Arts degree from Williams College in Philosophy and Masters degree from Cornell University in Regional Planning with a concentration in Housing.

Matt is an experienced housing and community development finance executive. Prior to joining NeighborWorks Capital as CFO, Matt was Vice President, Planning and Strategy at Lincoln Avenue Capital. Concurrent to his role at Lincoln Avenue Capital, Matt served as the inaugural Treasurer of Fairview Housing Partners Ltd. and as the Treasurer at Housing Partnership Equity Trust REIT I, LLC (HPET REIT). Matt joined Lincoln Avenue following the company’s acquisition of a majority interest in HPET REIT, where he was the Executive Vice President, Finance and Investor Relations. Previously, Matt served as Treasurer of Capital Impact Partners, and Matt also worked at Calvert Impact Capital and Prudential Capital Group.
Matt holds a master’s degree in economics from Macquarie University, Sydney, Australia, and a bachelor’s degree in economics and political science from St. Norbert College, De Pere, Wisconsin. He studied at the London School of Economics, London, England, and at Fudan University, Shanghai, China. Matt serves on the board of the Washington Area Community Investment Fund and is a member of Leadership Greater Washington’s Signature Program class of 2021.

Nancy is Chief Consulting Officer for NeighborWorks Capital and leads NeighborWorks Capital Consulting. She brings to this role more than 30 years of community development experience, including a long tenure at Reinvestment Fund where she most recently served as its Chief Investment Officer. Nancy managed a $700 million loan and investment portfolio and drove annual originations in excess of $200 million. In this role, she was responsible for all aspects of the lending business, including business planning, new business development, loan origination, asset management, lending enterprise risk management, and capitalization.
Nancy is a recognized expert in community development finance with deep knowledge of major federal financing and subsidy programs, tax-incentivized financing instruments, and complex capital structures. She also has a deep connection to affordable housing, having served on several national and local boards of organizations dedicated to providing affordable housing. In her role as Chief of Consulting, Nancy is responsible for providing direct advisory and consulting services to members and managing additional third-party consultants who will provide services. Nancy holds a bachelor’s degree in public policy and economics from the University of Pennsylvania.

As Chief Growth Officer, Laura leads NeighborWorks Capital’s strategic growth and implementation, resource development, marketing and communications, and human resources initiatives.
Laura has over 25 years of experience in the financial services sector, both in nonprofit CDFI leadership and for-profit banking and mortgage lending. Before coming to NeighborWorks Capital, Laura provided consulting to nonprofits and emerging startups in the areas of strategic communications, operational effectiveness, capacity building, and capital raising. Prior to that, she served as the President of Homewise, Inc., a nonprofit Community Development Financial Institution (CDFI) with a mission to create successful homeowners and strengthen disinvested neighborhoods.
Laura earned a B.A. in English Literature from Colorado State University and holds a Certificate in Fund Raising Management (CFRM) from the Indiana University Lilly Family School of Philanthropy.

Lanie Wasserman has more than 15 years of experience in commercial real estate and construction lending. She has spent most of her career with CDFI's, first as the Director of Lending for IFF, starting their Wisconsin office and expanding their presence in other Midwest markets. At IFF she deployed loans and New Markets Tax Credits into projects to catalyze investment in low-income communities, including health care clinics and a state-of-the-art campus for survivors of domestic violence. She was later SVP/Senior Lender for a Tampa-based CDFI where she partnered with the banks to fund affordable housing developments throughout Florida. Most recently, Lanie served as VP of Originations at First Housing, a HUD multifamily lender and lead underwriter of 4% and 9% LIHTC transactions in Florida. Lanie holds a BA from the University of Wisconsin-Madison and an MA from the University of Chicago.

Mike Haas joins NeighborWorks Capital with more than seven years’ experience in community-based lending. Prior to joining NeighborWorks Capital, Mike managed the Affordable and Special Needs Housing program at the Virginia Department of Housing and Community Development and oversaw the growth and deployment of funding provided through both federal and state housing programs. Mike also spent several years with SERCAP, working with for-profits, nonprofits, and local governments/housing authorities in rural communities to discuss the need for affordable housing, water/wastewater infrastructure, broadband, permanent supportive housing, and residential energy-efficiency improvements for both new construction and rehabilitation. Mike holds a BA from The Citadel in Charleston, SC.

Adam has over 15 years of experience in affordable housing, commercial real estate, and international development. Adam became NeighborWorks Capital’s Director of Portfolio Management in 2022, after joining the team in 2016 and serving as a Senior Portfolio Manager. Adam is responsible for the management of portfolio management operations, overseeing loans after closing, as well as reporting to the Loan Committee.
Adam was formerly a Program Manager at TechnoServe, Inc., managing economic development and renewal energy projects in eSwatini. He previously worked at SOME, Inc. (So Others Might Eat) in Washington, DC, as Finance Specialist on their Housing Development team. He also worked for four years as Director of Asset Management for Himmelfarb Commercial, Inc., a commercial real estate investment firm.

Tiana brings 20 years of experience to her role as Director of Analysis and Technology Operations. She is responsible for portfolio analysis, reporting, and managing NeighborWorks Capital’s technology infrastructure and operations. Tiana works with the senior management team and outside vendors to develop long-term plans for NeighborWorks Capital’s technology systems and tools, overseeing system enhancements, including cybersecurity initiatives.
Prior to joining NeighborWorks Capital in 2021, Tiana worked at Enterprise Community Partners for 15 years, focused on program oversight and technology systems to support community development efforts and reporting on program performance. Prior to Enterprise, she worked in various capacities as a legal assistant, paralegal, and tax associate.

Brendan joins the team having most recently worked with The Council of Development Finance Agencies (CDFA), where he managed the CDFA Community Facilities Technical Assistance Program for Tribal Communities, funded by the USDA. Jay Wilson brings 20 years of experience in public and private sector green building initiatives. He has a strong base in affordable and multifamily housing, with extensive knowledge about green finance, sustainable design and renewable energy technologies, and climate adaptation and green building policy. Jay is known for his innovative thinking, complex problem-solving, team management, and ability to complete the toughest projects.
Most recently, Jay served as Vice President of Sustainability, based in Washington, DC, at JLL, a global real estate services firm. He led the Emerging Services practice group within JLL’s North American
sustainability consulting practice. Jay’s team specialized in electric vehicle strategy, social sustainability, green leasing, waste/circularity, and integration of sustainability services that complemented JLL’s robust sustainable buildings, ESG, and decarbonization practice groups.
From 2014 to 2021, Jay held leadership roles at the District of Columbia’s Department of Energy and Environment, including leading the launch of the D.C. Green Bank, a new financial institution that leverages public funding to attract and expand private investment for sustainable building projects. He also led the application and certification process for D.C.’s first-of-its-kind LEED for Cities Platinum Certification. Earlier in his career, Jay served as Director of Sustainable Design at Wiencek and Associates, an award-winning architecture and design firm.
Jay holds a Bachelor of Architecture degree from Syracuse University, LEED Building Design + Construction (LEED BD+C) certification, and is a Registered Architect. He has served on boards related to sustainability, including the U.S. Green Building Council’s National Capital Region Chapter and the American Institute of Architects DC Chapter’s Committee on the Environment. Jay was the 2009 AIA|DC Emerging Architect of the Year. He lives in Cincinnati, Ohio with his partner, Javier, and 15-year-old “puppy” Murphy.
